Strata Equity Group, is currently seeking a successful Community Manager for our 144-unit Tax Credit Community located in Henderson, NV. The Community Manager will be responsible for directing and overseeing the development of team members, utilizing all resources to accomplish property objectives and operational goals, ability to effectively coordinate and manage community activities, while maximizing occupancy levels, resident satisfaction, and property value.
Conduct all business in accordance with company policies and procedures, Fair Housing, ADA, Fair Credit Reporting Act and all other laws and regulations governing multi-family, housing operations.
Responsible for staying within the established guidelines throughout the year and assisting in formulation of budgets for each calendar year.
Responsible for petty cash and safeguarding of property funds.
Ensure all rents are collected when due and posted in a timely manner and perform evictions as required on delinquent rents.
Responsible for approving and submitting all invoices weekly to corporate office for payment.
Responsible for hiring, training, motivating and supervising all on-site team members to achieve operational goals of assigned property.
Promote resident satisfaction, retention and respond to complaints, questions, and requests in a professional, timely manner, while taking appropriate action to resolve and address service issues.
Monitor and schedule all maintenance activities. Account for all maintenance related projects and ensure each is carried out in a safe and timely manner.
Conduct market surveys weekly and monthly to provide trend report information. Shop competition and be aware of neighborhood market conditions.
Minimum 3+ years of experience as a Community Manager, with a supervisory experience, successful record of accomplishment and experience with Tax Credit Communities.
CPM, CAM, RMP or CMCA Certificates are preferred but not required.
Intermediate computer and Internet knowledge.
Intermediate knowledge of MS Word, Excel, Outlook, computer, and internet experience.
Preferred knowledge of the following software program: Yardi Voyager.
Position is a full-time and may require the availability to work some nights and weekends.
Regular attendance and active participation/planning property functions and events are required.
