Real Estate/Property Management, Site Personnel - Office & Leasing
JOB BRIEF: The Leasing Agent/Resident Activity Coordinator is the property's sales representative, whose primary duties are to greet prospects, to present professionally the features and benefits of their assigned property and properly secure lease agreements from qualified persons. The Leasing Agent/Resident Activity Coordinator is very service oriented and strives to make current residents feel welcome and comfortable in their property, and assists in coordinating LURA required activities through a Tax Exempt Agency (if required by the LURA), and a resident social activities through a resident volunteer . QUALIFICATIONS Position requires at least 1 year experience in on-site property management or business experience. Computer Skills: Microsoft Word. Excel, Outlook, (Must be proficient with a calculator.) Work Hours: 40 hours per week with flexible work-week to include weekends and/or after hours. DUTIES AND RESPONSIBILITIES Marketing/Leasing -Maintains a professional, yet friendly, atmosphere in the leasing office and other areas where prospective residents and residents meet. -Inspects models and "market ready" vacancies daily to ensure cleanliness. -Answers incoming phone calls and handles each call accordingly. Transfers calls to Assistant Manager or Property Manager when appropriate. -Greets prospective residents, qualifies, and determines needs and preferences. -Professionally presents property and specific apartments while communicating features and benefits. -Maintains awareness of local market conditions and trends. Contributes ideas to the Property Manager for marketing property and for improving resident satisfaction. Administrative/Office -Correctly completes all lease applications, assists with application verification and notifies prospective residents of results. -Completes all lease paperwork, including related addenda, and accepts rents and deposits. -Completes guest card information form on all prospects. Sends thank-you notes and performs follow up. -Inventories office supplies on periodic basis and reports needs to the Property Manager. -Organizes and files appropriate reports, leases and paperwork. -Assists Property Manager and Assistant Manager in preparation of daily and weekly reports, resident communications, move-out inventory, and market surveys. Supportive Service/Resident Activities -Identifies the supportive service requirement in the LURA. -Networks with local non-profit agencies to provide the required services according to the frequency stipulated in the LURA (monthly, quarterly or annually). If frequency is not identified, the service should be help annually. -Identifies a resident volunteer or volunteers with the help of the Property Manager for the purpose of coordinating social/recreational activities for the resident. On senior/elderly communities, services are specific for seniors/elderly. -Ensure all sign-in sheets, paperwork, including related calendars are completed according to State and Westlake Housing Compliance guidelines -Prepares Monthly Calendar identifying services and activities.
