The Collier Companies, the largest Student Housing Portfolio owned by a private individual in the country, is seeking an Special Projects Leader to join our team in Tampa, FL!
Responsibilities include support to service teams, provide solutions, and timely execution of overall projects. This individual will work closely with the Regional Community Manager, Community Managers and Service Managers to provide special project support. The Special Projects Leader will maintain and submit internal documentation and reports. This role must work with all internal and external resources to coordinate and track progress of projects according to established schedules and margins and will act as a vital link towards fostering communication and working relationships between the office and service team. Must be flexible and adaptive to the ever-changing market and the owner's objectives and company goals.

Works to understand the changing needs of the asset; negotiates pricing with a contractual focus to ensure we protect the company's interests.
Manages projects successfully by working with estimating to find cost effective ways to meet a specified gross profit.
Communicates regularly to both internal departments, execution resources and to the external vendors.
Perform community walks to reinforce quality and improve overall customer experience.
Review preventive maintenance programs.
Review community maintenance expenditures and budget for targeted concerns and solutions.
Ensure safety compliance.
Facilitate turn standards/processes and global vendor selection and prep for turn.
Participate in Service Recognition programs, quality standards/bulk purchasing, and pricing evaluations as needed.
Assists with the deployment of resources and prioritization of workload during turn and in times of position vacancies.
Maintains database records and information throughout projects.
Orders products, materials, and arranges shipments as needed.
Read and interpret construction drawings and offer solutions while maximizing cost efficiencies.
Partner with field personnel to ensure proper execution onsite.
Responsibilities may change due to community needs, market changes, or seasonal demands of position.
At least five (3) years of construction related experience.
Knowledge of construction/project management workflow.
Familiarity with Architectural and engineering processes and methods
Ability to read, analyze, and interpret blueprints, building codes, specifications, regulations.
Ability to review on-site maintenance operations, identify areas needing improvement, and assist maintenance teams in implementing improvements.
Ability to provide leadership and motivation of the Service Team.
Ability to develop formal policies and procedures for maintenance and training.
Excellent computer skills required, including proficiency with Microsoft Excel.
Must be able to make decisions and judgments based on situational analysis.
Ability to manage all internal and external relationships in a professional manner.
Strong interpersonal, written, and verbal communication skills.
Must be able to speak, read, write, and comprehend English.
Ability to lift a minimum of 50lbs as required to complete tasks.
Must have a valid in-state driver’s license and transportation.
Outdoor and indoor work required, changing weather conditions.
Outdoor activities and commuting from one apartment to another or one building to another.
