This job opening is for a property located in Southeast Washington DC with 398 units, 98% of which are on five (5) year HUD HAP contracts. The qualifying candidate will be able to complete the following at a high level of efficiency:
DUTIES & RESPONSIBILITIES
Completes interviews with residents, processes eligible applications for rental assistance and affordable housing programs
Organize and Audit three (3) years of resident files for a 398 unit complex
Manage a work staff of two (2) employees
Verifies income, employment status, assets, medical or unusual expenses to generate rent, utility allowance and escrow calculations
Conducts background check and document invoice number in resident file.
Maintains the Waitlist
Participates in submitting monthly HAP vouchers
Provide screening reports to Manager for review.
Prepare lease for resident and obtain signature on lease and all back up documentation.
Performs annual reexaminations as well as computing any interim rent changes due to changes in tenant income or household makeup
Resolves program errors. Issues program warning or notice of termination as warranted.
Informs owners of program requirements including Housing Quality Standards (HQS).
Terminates HAP contract as instructed by Property Manager
Participates in, landlord information meetings, and other public relations prepares monthly reports and attends meetings as necessary and required
Skills & Requirements
Must have knowledge of HUD/Section 8 policies and procedures.
Must have excellent interpersonal and customer service skills.
Must be COS certified, or able to obtain certification upon hire.
Familiarity with HUD's EIV system
Two (2) years of previous recertification experience preferred.
Ability to prepare clear, concise, thorough, meaningful and grammatically correct written reports, letters, memorandum and other written documents..
Significant knowledge of Realpage OneSite property management software and Mark up to Market experience a plus.
Superior organizational skills
