This policy contains the requirements for and job description of the HVAC Service Technician.
The maintenance department is often the single most responsible party for resident retention. Not only does the HVAC Service Technician play a key role in the resident's comfort and safety, their job often includes more interaction with the residents than any other on-site personnel do. It is therefore essential that the HVAC Service Technician portray a professional, courteous, and "We Care" attitude while on the job.
The following qualifications must be met to be considered for the position of Service Technician:
Must be able to lift 100 lbs. on a regular basis
Must be able to walk up and down stairs and crawl through attics on a regular basis
Must have a valid drivers license and reliable transportation
Must be available to assist in after-hours emergency situations
Must have excellent verbal and written skills
Must be EPA certified – Type 2
Must be able to use and understand multimeters
Must have excellent diagnostic and troubleshooting skills.
Must have good electrical skills in both low voltage and high voltage
Must have good plumbing skills including soldering and brazing
Must be able to assist Service Technicians with turns and service requests when needed.
In addition to the skills listed above, the HVAC Service Technician is responsible for completion of the following duties:
Complete resident requested HVAC service orders on a timely basis. LPC standard turnaround time for completion of service requests is 24 hours, unless circumstances dictate otherwise.
Comply with all OSHA regulations and any applicable laws in your area regarding health, safety, or environment.
Assist District Manager/office personnel as needed in emergencies.
Attend meetings and seminars as requested by District Manager, Regional Property Manager, or Maintenance Director.
