As the Manager, Property Operations-Legal Services, you will be responsible for supporting property operations by evaluating and monitoring issues related to property management of apartment communities (e. g., landlord/tenant laws, crime, security, resident disputes/conflict and fair housing); mentor field personnel in the management, understanding and resolution of property operational issues. With this position, you will be accountable for identifying trends and recommending solutions to improve and implement processes.
KEY ESSENTIAL FUNCTIONS INCLUDE:
Evaluate and manage matters related to resident disputes and conflict, crime and security, and fair housing compliance in collaboration with Operations, other Business Units and senior management, as necessary, focusing on assessing and de-escalating legal and liability concerns.
Identify crime and security concerns and collaborate on company initiatives with regional and senior management.
Liaison with, monitor and direct outside counsel when they are needed to manage and resolve matters related to resident disputes and conflict, crime and security, and fair housing.
Guide and monitor Operations and local counsel (when necessary) on small claims litigation related to resident disputes.
Liaison with internal departments, as appropriate, to maintain lease related documents via AMLI s electronic property/document management program.
Conduct legal research to evaluate new initiatives and/or changes to existing policies and practices in collaboration with VP or SVP of the Legal & Risk Management Department.
Participate in Legal & Risk Management educational opportunities.
EDUCATION and/or EXPERIENCE:
Bachelor s degree or paralegal certification or degree is required.
A minimum 3 years of related work experience in property management operations is required. Experience in analyzing problems, dispute and conflict resolution, fair housing compliance and risk management of legal matters related to landlord tenant laws, leases, residents, and crime and security is preferred.
Knowledge and understanding of general legal terms, laws and procedures related to the apartment industry, contracts and leases is preferred.
Required Proficiency in all MS office, including word and excel. Strong verbal / written communication skills and effective presentation skills required.
Must also have demonstrated customer service experience and be effective managing various and concurrent priorities. Organization, detail orientation and flexibility are essential to this role.
