A Day in the Life:
The Regional Director of Capital and Building Services is a key member of the company Asset Engineering ( AE ) department. This role is responsible for overseeing and managing the company s Capital Management and Director of Facilities ( DOF ) program in his/her assigned region(s), including oversight of and allocation of AE resources to managed multifamily properties. The Regional Director of Capital & Building Services also maintains principal responsibility for the profitability of the AE program in his/her region. This role also is responsible for enforcement of policy regarding DOF and capital project procedures, administration, safety and onsite training.
What You ll Do:
Manages and oversees the activities of both DOF and construction management associates in his/her assigned region, including coordination of schedules and job responsibilities for team members.
Coordinate with EVP/VP of assigned region to determine appropriate allocation of resources to support all AE Construction Management projects, DOF participating property activity and other regional facilities needs.
Regularly monitor Construction Management and DOF projects, timelines, and budgets. Maintain adequate staffing and oversight to successfully complete projects on time and within budget. Regularly communicate with Alliance leadership and clients regarding project status. Proactively manage communication on project issues.
Work with AE team members and regional operations leadership to develop complex project scopes of work.
Maintains primary accountability for profitability of Asset Engineering program (DOF & CM) in assigned region.
Engages and works with regional property management leadership to market/sell the DOF program to ownership groups with a focus on expanding program participation in assigned region; develops and messages DOF program value proposition analysis.
Regularly analyzes and reports on financial performance of DOF programs by reviewing factors including but not limited to: dollar per unit analysis; percentage participation analysis; client complexity analysis; labor participation analysis; and financial variance analysis.
Ensures all required weekly, monthly, quarterly and annual reports are completed accurately and in a timely manner.
Ensures associate compliance with established policies and procedures.
Interviews and places staff as needed to support AE needs within the region.
Completes annual reviews of all direct reports.
Works with operations teams to develop preliminary underwriting budgets for redevelopment opportunities and other projects geared towards increasing property NOI.
Reviews all Capital Improvement Plans and Annual Capital Budgets to identify opportunities for redevelopment and other projects geared towards increasing property NOI; assists DOFs with Capital Improvement Plans that involve opportunities for redevelopment and other projects geared towards increasing property NOI.
Any other duties assigned or directed.
What You ll Need to Succeed:
Associates or Bachelor s degree in project management, construction management, or corresponding project management or engineering field; or at least 5 years of work experience in project or construction management or in a related field.
Previous experience in the multifamily industry
Building and construction knowledge including knowledge of materials, methods, and the tools involved in the construction or repair of multi-family housing buildings and amenities.
Ability to speak effectively before groups of customers, employees and management. Must be able to solve practical problems and deal with a variety of concrete variables in a situation where only limited standardization exists.
Knowledge of arithmetic, algebra, geometry and their applications.
Knowledge of design techniques, tools, and principles involved in production of precision technical plans, blueprints, drawings, and models. Must be able to read and interpret plans, specifications, and blue prints and interpret documents such as safety rules, operating and maintenance instructions and procedure manuals.
Knowledge of business and management principles involved in strategic planning, resource allocation, leadership technique, production methods, and coordination of people and resources.
Must be proficient in the use of Microsoft Word, Excel, Project and Outlook. Familiarity with CAD is preferred
Ability to work a schedule during normal working hours and that may be other than Monday-
Friday, 8-5. Work in excess of 40 hours per week is likely.
Consistent, regular and in person attendance during assigned hours at the workplace are required.
