Property Manager Cohen-Esrey Communities, LLC. is currently seeking a Property Manager for Alhaven, located in Kansas City, MO. This position will ensure that CE standards of excellence and Customer Fulfillment are provided in every resident, vendor and property team interaction through effective, Customer Service, Marketing, Compliance, Maintenance, Financial, Office and Team Member Management techniques. ACCOUNTABILITES INCLUDE: Team Player/Team Builder · Creating and maintaining a positive atmosphere and a professional image during all interactions with everyone in CE and with residents · Participating in building a team of highly-capable and motivated team members within CE and helping to create a positive environment in which to work and provide a great service · Challenging and encouraging other PMs to accomplish reachable, but challenging, goals · Keeping safety as a high priority, implementing safety principles taught in continuing education and educating others on achieving a low total incident rate Customer Service Manager · Creating a positive resident experience from move in to move out · Making residents and others feel welcome – “Jump, Smile, Greet" · Ensuring CE Standards of Excellence · Resolving resident concerns · Being the “1 Degree" · Building relationships that will support fulfilling current residents’ needs and requests and maximize our potential with new residents in the future Marketing Manager · Reviewing and updating market survey · Ensuring appropriateness and timeliness of advertising · Completing outreach marketing · Updating current advertising sources · Executing scheduled resident functions and activities · Managing curb appeal and common areas according to CE standards · Maintaining model and vacant ready units to CE standards · Forecasting upcoming renewals and potential vacancies · Developing and executing a marketing plan · Managing property profile in Knowledge Net Compliance Manager · Ensuring all CE forms are being used and executed appropriately · Complying with all applicable federal, state, county and city regulations · Following all federal Fair Housing and Landlord/Tenant laws and regulations · Adhering to all guidelines within all applicable government programs · Complying with and enforcing all CE policies and procedures · Ensuring that all files are processed and maintained in a timely manner, including repayment agreements and special claims Maintenance Coordinator · Overseeing timely unit turns · Verifying completion and accuracy of work orders and ensuring that follow-up is completed with residents · Notifying maintenance team of maintenance issues and vacancies · Obtaining bids and managing capital projects · Ensuring the maintenance team is focused on curb appeal according to CE standards · Handling all security and emergency situations according to CE standards Financial Manager · Verifying invoice accuracy · Processing invoices in a timely fashion · Complying with OneSite data entry and scanning and attaching of invoices and all deposits · Monitoring and managing expenses compared to budget · Managing delinquencies and handling evictions regardless of reason for lease violation · Assisting with budget preparation · Reviewing and analyzing monthly financials · Negotiating contracts · Monitoring vendor performance · Reconciling petty cash · Managing “needs vs wants" of the property and staff · Ensuring that all files are sent to collections in a timely manner and monitoring for consistent activity · Reporting to the owner/investor/asset managers according to the schedule required Office Manager · Ensuring office supplies are adequate for the needs of the property · Maintaining the office/clubhouse/leasing area · Organizing office work area to reduce clutter and present a professional appearance · Maintaining confidentiality of customers personal information · Completing daily CE required office procedures · Creating and maintaining positive and productive vendor relationships Team Member Manager · Setting a positive example for the property team · Creating a professional, safe and positive work environment · Screening, interviewing and selecting prospective candidates for hiring · Onboarding all new team members · Training all team members · Supervising team member attendance · Updating team member schedules in Time on Demand (TOD), correcting time card and approving/denying leave requests · Coaching, developing, counseling and inspiring staff · Setting expectations aligned with Company/department goals, recognizing achievements and holding team members accountable · Completing annual performance reviews and merit increases on a timely basis · Ensuring team member compliance with the CE Handbook and Operations Manual Basic Qualifications include:
