TheGroundskeeper is responsible for maintaining the community s curb appeal andkeeping all areas of the community clean and attractive for residents andguests. This individual will also have some exposure to other areas ofcommunity maintenance, such as service requests and the make ready process,which will provide an excellent opportunity for someone looking to start a careerin multifamily maintenance. Groundskeepers contribute to community retentionefforts by taking initiative in maintaining community appearance and providingthe highest level of customer service at all times.
Remove trash from office areas, common areas, and communityperimeter on a daily basis
Assist with the make ready process by removing trash fromvacant apartments
Clean and maintain pool daily; monitor and maintain properchemical balance of pool water
Maintain cleanliness of hallways, walkways, and communityamenities and common areas
Ensure upkeep of community appearance by replacinglightbulbs, removing litter, painting and performing minor repairs
May be requested to assist in other areas of communitymaintenance including the make ready process, painting, cleaning carpets, andlandscaping
Identify any issues regarding safety, hazardous conditionsor maintenance needs in the community and correct them or report them to themaintenance supervisor
Check community gates for proper operation
Assist with housekeeping, distribution of notices, apartmentinspections, and other tasks as needed
High School Diploma preferred
Experience with grounds keeping, landscaping, carpetingcleaning, pool maintenance, or other related responsibilities preferred
Must have a customer focused attitude and ability to work aspart of team to complete tasks in a timely manner
Ability to work a varied schedule including weekends andholidays as required
Attendance and punctuality is essential forsuccess in this position

Willbe exposed to constant activity that requires intermittent standing, bending,crouching, pushing/pulling, lifting/moving/carrying (light to heavy weightmaterial/appliances/equipment up to 50 lbs. ), climbing ladders/stairs, andwalking on rooftops.
Requiresmanual dexterity sufficient to operate small-motorized equipment (i. e.,repetitive hand/wrist, griping and elbow motion).
Musthave normal range of hearing, vision, color discrimination and depth perceptionfor proper operation of machines and equipment.
Mustbe able to complete tasks wearing appropriate safety equipment (i.e., goggles,masks, gloves, etc.).
Mustbe able to read and write in English at intermediate level to read diagrams,meters, instructions, etc.
Mustbe able to apply common sense understanding to carry out instructions andplans.
Dealswith standardized situations with occasional or no deviations from standardprocedures.
Requirespublic contact and excellent interpersonal skills.
Willbe exposed on a regular basis to outdoor environment (i.e., heat, cold, damp,rain, etc.). Will also have light to moderate exposure to injuries (i.e.,chemicals, electrical, machinery, tools, lifting, etc.).
Willbe exposed to some low-level noise when using power tools.
Hazardscan be minimized with proper lifting techniques, SDS and general safetytraining, and wearing of proper safety equipment.
