Job Description Summary
Responsible for managing a crew of maintenance technicians in a corporate building environment to ensure the proper operation and maintenance of all Building MEP, systems and equipment. This includes but is not limited to: BAS, CMMS, chillers, cooling towers, supply and exhaust fans, boilers, pumps, heat exchangers, fan power and VAV boxes, PH neutralization, RODI, fume hoods and controls.

Report ALL Safety incidents on time, as per Safety reporting policies and procedures.
Take and provide required Safety training to team members on site on a timely manner, according to Companyâ™s required schedule.
Supervise maintenance staff including hiring, training, personnel development, etc.
Ensure performance management, coaching, and development of team members through established HR processes and disciplinary actions.
Participate and coordinate annual scheduling and execution of the C&W Safety Program as directed by Leadership and EH&S Administration.
Responsible for 100% Compliance at the site.
Supervise on site staff of maintenance and janitorial personnel to include HVAC, electrical and general maintenance technicians in the performance of all facility related O&M services.
Manages the team on site, ensure the best use of their time by planning, scheduling and supervising their activities, as well executing quality controls on the work they do.
Manage and exert discipline in the workplace with the team.
Must be able to work in a team-oriented, safety conscience environment, to include following all safety and environmental regulations in support of the company and customers visions, missions and values.
Regular attendance at assigned location
Inspect buildings, grounds and equipment for unsafe conditions or malfunctioning equipment and take appropriate action to address all deficiencies in a timely manner.
Oversee and execute periodic preventative maintenance and repairs of all buildingâ™s HVAC, mechanical, electrical, plumbing and ancillary equipment.
Manage, prioritize, and ensure timely completion of all service requests & PM requirements via a Computer Maintenance Management System (CMMS).
Identifies, isolates, and, in some instances, repairs building related issues that arise
Quickly respond to emergency situations (fire, evacuation, equipment failure etc.), both during and after normal business hours, and to customer concerns
Troubleshoot, evaluate and recommend equipment repairs, replacement and upgrades of all site-wide equipment and associated systems.
Coordinate and oversee customerâ™s vendors in the performance of building maintenance to include: elevator, generator, chiller, water treatment, landscape and other similar services and works closely with them to coordinate and ensure clients procedures are safely followed
Performs maintenance work orders, preventive maintenance, building tours and documents on appropriate logs and/or forms
Knows the operation of the Building Automation System (BAS) and Fire Alarm system.
Advocate the cooperation of all personnel to ensure the smooth operation of the entire department by supervising, assisting and working alongside building technicians.
Maintain a professional, safe and clean work area.
Assist in the preparation of RFPâ™s, soliciting and evaluating bids for maintenance services, equipment repairs, upgrades, and other requirements outlined by the customer.
Orders parts and supplies as required and maintain adequate stock while applying inventory controls.
Escalate HR issues to C&W Services HR Department on a timely manner.
Work with the GOS Account Director and C&W Services Leadership and the customer in planning and controlling annual and capital budgets.
Participates in internal and client meetings as required
Be familiar with and conform to all written Standard Operating Procedures associated with this job site.
Ensures assigned work tasks meet quality standards

Required Skills, Education and Experience:
College Degree Preferred
5 yearsâ™ experience in operations, maintenance and repairs of building systems.
3 yearsâ™ experience supervising technicians.
Experience with managing, prioritizing and completing WOâ™s in a CMMS.
Ability to read and write general correspondence.
Ability to handle multiple projects and make decisions in a fast-past environment.
Possession of valid driverâ™s license.
Strong customer service, communication, written and computer skills to include Outlook, MS Word & Excel.

Other Job Requirements and Physical Demands:
Must be able to lift 50 lbs on a repetitive basis and 100lbs on an occasional basis, work in extreme heat and extreme cold, stand and sit for long periods of time, climb flights of stairs, work from elevated areas, and wear a dust mask or respirator when required by the job. Near visual acuity for reading instructions, manuals, specifications, etc.
