JOB DESCRIPTION SUMMARY

We are seeking a skilled and reliable Residential/Commercial Maintenance Supervisor to join our team. This individual will be responsible for maintaining and repairing the physical condition of residential and commercial properties, ensuring all facilities are safe, clean, and well-maintained. The ideal candidate will have a broad knowledge of building systems, HVAC, plumbing, electrical, and other essential maintenance tasks, as well as the ability to read and understand building site maps for effective maintenance management.
JOB DESCRIPTION
Key Responsibilities:
Perform routine inspections and preventive maintenance on building systems, including HVAC, plumbing, electrical, and appliances.
Troubleshoot and repair issues related to electrical, plumbing, HVAC, and general building operations.
Assist and complete work orders generated from resident requests for service, as well as routine upkeep of the community by diagnosing the source or cause of defects or problems, and making repairs in accordance with established policies, procedures, safety standards, and code requirements.
Oversee and complete the âœmake-readyâ process to prepare vacant apartment homes for leasing and new move-ins by completing the pre-move-out inspection, creating a âœpunchâ list of maintenance work needed, scheduling vendors and contractors as needed, obtaining necessary supplies and materials, completing all maintenance tasks, and inspecting completed work.
Develop standards for the cleanliness and overall appearance of the communityâ™s grounds, amenities, building exteriors, market-ready unit interiors, breezeways, curbs, signage, leasing office, central garbage areas, parking lots, and other buildings and common areas to ensure they reflect and represent the high quality of the community and Greystar standards.
Periodically inspect work performed by other service team member and contractors, vendors, and other service providers to assess the effectiveness of policies, procedures, and quality of work. Develop corrective action plans as needed to ensure quality standards, scope, and specifications are met.
Conduct regularly scheduled Greystar safety meetings, ensure all MSDS sheets are current and readily accessible, and keep up to date on all OSHA and other safety-related laws and requirements to ensure community compliance.
Demonstrate customer service skills by treating residents and others with respect, answering questions from team members and residents, responding sensitively to complaints about maintenance services, and completing assigned work orders with efficiency and urgency.

The salary range for this position is $70,000 - $80,000.
Additional Compensation:
Many factors go into determining employee pay within the posted range including business requirements, prior experience, current skills and geographical location.
Corporate Positions: In addition to the base salary, this role may be eligible to participate in a quarterly or annual bonus program based on individual and company performance.
Onsite Property Positions: In addition to the base salary, this role may be eligible to participate in weekly, monthly, and/or quarterly bonus programs.
