Job Description
Responsible for day-to-day Lease Administration activities for a portfolio of commercial leases.
Extract and organize key information from lease agreements and generate formal memo to authorize updates to the database.
Perform final quality review of lease information abstracted into the database.
Set-up the Lease accounting process in the database and work with the Lease Manager on Lease accounting schedules and updates
Must possess the ability to produce accurate rent rolls for both tenants and subtenants. This includes the confirmation of rent changes and the development of month over month variance analysis, special handling requests, and all necessary steps to ensure the proper monthly payments to landlords.
Review rent statements to validate recurring and non-recurring charges and facilitate updates to the database as required. Review and process one-time expense invoices.
Review annual operating expense reconciliations and perform desktop audit to ensure all expenses are consistent with the terms of the lease.
Manage sublease agreements including subtenant billing, aged receivables, and proactively collect past due rents. Invoice subtenants for applicable prime lease expenses
Assist as necessary on all Lease actions and options. Collaborate with multiple departments to ensure that all actions and option notice date requirements are met.
Review Estoppel Certificates and SNDA Agreements to ensure business terms listed are accurate.
Assist as needed with tracking and collecting Tenant Improvement Allowances.
Perform standard processes established for the client and recommend new approaches, policies and procedures to drive continuous improvements and efficiencies.
Requirements
BA/BS degree required preferably in Finance, Accounting, Real Estate, or related business areas.
Minimum of 5 yearsâ™ experience in commercial Lease Administration
Excellent communication, organization, analytical and multi-tasking skills are required.
Strong knowledge and demonstrated competence on various software, databases, analytical tools, including Microsoft Office Suite and SharePoint as well as superior knowledge and skill using Excel.
Must have the ability to interpret complex lease agreements.
Must be self-motivated with the ability to work independently and have the ability to create detailed financial and analytical reports, business correspondence, and procedural manuals.
Must have the ability to effectively present information and analysis and respond to questions from internal and external sources.
Experience in Lease Accounting preferred

The company will not pay less than minimum wage for this role.
